Deborah Petrolina
Principal/Broker
Deborah began with IMS in 1998 as General Manager and is now owner and President. Prior to joining IMS, Ms. Petrolina served 14 years as the corporate controller where she managed the financial activities of the company. She later started a full service computer consulting firm working directly with business owners to evaluate their needs, design solutions, and provide complete implementation of systems. Deborah has an Associate Degree in Business Administration and Accounting from Ursinus College, is a licensed Tennessee Real Estate Broker, and is a member of the Knoxville Area Association of Realtors, National Association of Realtors, Knoxville Apartment Association, Institute of Real Estate Management and Certified Commercial Investment Management Institute.

Stephanie Johnson
Director of Financial Mgmt./Affiliate Broker
Stephanie joined IMS in 2005 where she currently serves as Director of Financial Management. She manages the overall accounting activities of IMS. Prior to joining IMS, Stephanie served as an Accountant for Partners Development for four years, after serving as an Accountant for five years in the retail industry. In 2005, Stephanie obtained her real estate license. She is a member of the Knoxville Area Association of Realtors and the National Association of Realtors.

Ashley Flowers
Property Manager-Multi Family
Ashley joined IMS in 2009 as Leasing Consultant, promoted to Assistant Manager in 2013 and is currently Property Manager at Lovell Crossing Apartment Homes. She has over twenty-four years of experience in leasing and property management. Prior to joining IMS, Ashley worked for an Atlanta based property management company. Ashley is a member of the National Apartment Association and Apartment Association of Greater Knoxville.

Karen Hall
Property Manager
Karen joined IMS in 2014 as Property Management Coordinator specializing in HOA management. She now holds the role of Property Manager for the commercial division. Karen has over 30 years’ administrative and customer service experience. Karen is a graduate of the University of Tennessee where she earned a Bachelor of Science in Human Ecology with specialization in Early Childhood Education Administration.

Grace Eakin
Affiliate Broker, Property Management Coordinator
Grace joined the team in 2023 and is the Property Management Coordinator for IMS, Inc. She earned her Bachelor’s degrees from the University of Tennessee in Psychology and Political Science and later earned a Master’s in Business Administration from the University of Lipscomb with a concentration in Accounting and Finance. Grace joins the team with professional experience in a variety of industries spanning from social work to the securities industry.

Jennings Shomaker
Leasing Agent
Joining IMS in 2025, Jennings Shomaker brings enthusiasm, dedication, and a strong commitment to customer service to her community. She currently serves as a Leasing Consultant at Lovell Crossing Apartments, where she is passionate about helping prospective residents find the perfect place to call home.
Although new to the multifamily housing sector, Jennings draws on a strong background in client-focused roles and a natural ability to build lasting relationships. Her attention to detail, excellent communication skills, and positive attitude make her a valued member of the IMS team. Jennings is excited to grow her career in residential leasing and is committed to creating a welcoming, seamless experience for every resident she serves.

Angela Newhart
Assistant Property Manager
Angela Newhart joined IMS in 2025 and currently serves as an Assistant Manager, where she plays a key role in the day-to-day operations of her community. In her role, Angela supports the Property Manager by overseeing resident relations, managing administrative tasks, coordinating property maintenance, and assisting with financial responsibilities such as rent collection and reporting.
With a strong background in customer service, marketing, and operational management, Angela is dedicated to creating a welcoming environment for residents while ensuring the community runs smoothly and efficiently. Her attention to detail, organizational skills, and commitment to resident satisfaction make her an integral part of the IMS team.

Pete Kozsan
Maintenance Supervisor
Pete Kozsan has been a vital part of the IMS team since 1999 and brings over 30 years of experience in the maintenance field. As Maintenance Supervisor, Pete plays a key leadership role in planning, coordinating, and overseeing a wide range of maintenance projects. He holds both HVAC EPA certification and A2L Freon certification, and his expertise spans HVAC, electrical systems, and plumbing. Known for his strong team leadership, Pete is also deeply committed to safety, with a proven track record of implementing and enforcing effective safety protocols across all operations. His deep technical knowledge and leadership skills ensure that projects are completed efficiently, safely, and to the highest standards.

Shane McIntyre
Maintenance Staff
Shane McIntyre joined IMS in 2023 and brings 16 years of hands-on experience in the maintenance industry. A native of Folsom, Louisiana, Shane specializes in electrical work and HVAC systems. He holds an EPA Universal Certification, allowing him to work with all types of refrigerants, as well as an A2L Freon certification, ensuring compliance with the latest safety and environmental standards. Shane’s expertise, attention to detail, and commitment to high-quality service make him a key member of the IMS maintenance team.

Don Franklin
Maintenance Staff
Don Franklin joined IMS in 2024, bringing with him over 25 years of experience in the maintenance field. Originally from Illinois, Don specializes in appliance repair and has a deep understanding of preventative maintenance practices. He is a Certified Pool Operator (CPO) and holds multiple EPA certifications, including Section 608 and MVAC (Section 609), which authorize him to work safely with refrigerants in compliance with Clean Air Act standards. Don also holds a certification in HVAC/R preventative maintenance, ensuring the efficient and safe operation of heating, ventilation, air conditioning, and refrigeration systems. His broad skill set and dedication to quality make him a valuable asset to the IMS team.
